
Masterplans
A masterplan has been produced for Cobridge (City Centre North West). The masterplan is the culmination of four years of work that RENEW North Staffordshire has been leading since 2006. The work has involved a number of exhibitions and events, and comments made at these have been taken fully into consideration in the development of the masterplan.
A ‘masterplan’ guides the development and evolution of an area. It is a vision for the future, showing how an area will be transformed for the better, which is supported by documented policies, guidelines, and priorities.
The Cobridge masterplan centres around the former Churchill Pottery site and includes housing in the adjacent area - in particular Crane Street, Douglas Street, Furnival Street, Hillary Street, Crystal Street, Woodall Street, Holder Street and Wayte Street. It also encompasses land and premises fronting Elder Road and Sneyd Street, and Forest Park Primary School. Central Forest Park forms the eastern boundary of the masterplan area.
Work to date:
- Autumn 2006: masterplan commissioned
- Spring 2007: resident consultation on initial findings and options for the future
- December 2007 & February 2008: two rounds of public consultation on the preferred option
- Winter 2007 – Summer 2008: Bloors submitted a planning application for housing development, which was approved subject to the signing of legal agreements
- August 2009: masterplan finalised for exhibition
The masterplan shows the proposed future layout for the Furnival Street site (Phase 1) and the Churchill Potteries site (Phases 2 and 3). In total, there are currently 232 new homes proposed, made up of two-bed bungalows and flats, and 2, 3 and 4 bedroom houses. This range of different property types will allow for a mix of single people, couples, families and older people. Houses will be mixed tenure, including affordable rent, new build home buy and market purchase. The masterplan also includes areas of existing housing that would benefit from environmental improvement schemes, which could consist of works such as brick cleaning, new or improved walls, railings, gutters and windows, and alleygating. There works would only be for residential properties and would be subject to further survey work and consultation with local residents.
Phase 2 will comprise housing for older people, known as ‘extra care’ homes. There will be 90 flats and 20 bungalows of mixed tenure, likely to include affordable rent and new build home buy. They will have shared and private gardens, as well as communal facilities, such as meeting space, a cafe and a hairdresser on the ground floor.
The Phase 3 development, which will comprise up to 100 two, three and four bedroom homes for purchase, will not start until 2013.
